Gas Safety Checks and Gas work
Gas Work must only be undertaken by operatives who are Gas Safe Registered. (Prior to 1st April 2009, it was a requirement to be CORGI registered). All gas work must be recorded and you should be given a copy of the paperwork (no matter how small the job).
It is a legal requirement for Rental properties to have a Gas Safety Inspection every 12 months and it is the Landlord’s responsibility to ensure this is completed (unless their agent has taken contractual responsibility). A copy of the Safety certificate (CP12) should also be given to the tenant within 28 days of the inspection, or for new tenants, should be provided before they move in to the property. An inspection is also recommended for home-owners although this is not mandatory under the Gas regulations.
During an inspection, the gas installation is tested to detect any leaks, the gas meter is checked and all gas appliances in the property (including boilers, fires and cookers) will be checked for safety, for compliance with the Gas Safety regulations and to ensure there is no danger from Carbon Monoxide Poisoning.
If there are any issues, the responsible person will be given a Warning notice or an Advisory notice, depending on the issue and any dangerous equipment will be isolated.
